2026 installed-cost ranges in San Jose
Ranges below are typical installed prices for South Bay homes before any rebates or tax credits. Final price depends on the site work below.
Gas tank (40–50 gal)
$2,200 – $3,800
Like-for-like swap. Pricing varies with venting, expansion tank, strapping, gas/water shutoff condition, and permit fees.
Gas tankless (whole-home)
$4,800 – $8,500
Often needs upsized gas line, new stainless venting, condensate drain, and recirculation planning.
Heat-pump water heater (50–80 gal)
$5,500 – $9,500 before rebates
Needs a 240V circuit, condensate drain, and sufficient airflow. Heaviest rebate stack — net cost often $3k–$6k after incentives.

What moves your price up or down
Equipment tier
Standard tank, high-efficiency tankless, and heat-pump units sit at very different price points.
Electrical work
Heat-pump installs usually need a new 240V circuit. Older panels may need a sub-panel or upgrade.
Venting & gas line
Tankless often needs new stainless venting and upsized gas. Tank-to-tankless conversions add cost.
Code & permits
San Jose installs include seismic strapping, drain pan, expansion tank, T&P discharge, and permit/inspection fees.
Location & access
Attic, closet, exterior, or tight garages affect labor time, lift equipment, and disposal.
Rebate stacking
TECH + federal + local CCA rebates can change the net cost on a heat-pump install dramatically.
Rebate & incentive programs (2026)
TECH Clean California (market-rate)
Status
Active
Statewide single-family heat-pump water heater incentive for projects sold on or after July 15, 2025 through a TECH-enrolled contractor. Market-rate amount is set by TECH and varies by equipment and panel work; check the live budget tracker before signing.
HEEHRA (federal income-based)
Status
Fully reserved — closed to new single-family applications
As of February 24, 2026, HEEHRA single-family rebates are fully reserved statewide and no new income-verification requests are being accepted. Pre-approved projects already in the pipeline can still be redeemed; multifamily funding may remain in some regions. Watch the CEC and TECH pages for any re-opening.
Federal 25C tax credit
Status
Expired for installs after Dec 31, 2025
Under Public Law 119-21 (the One Big Beautiful Bill, July 4, 2025), the Energy Efficient Home Improvement Credit terminated for property placed in service after December 31, 2025. Heat-pump water heaters installed in 2025 are still claimable on your 2025 return; 2026 installs do not qualify. Confirm with a tax professional.
Silicon Valley Clean Energy (SVCE)
Status
Active
SVCE offers a $2,500 rebate for replacing a gas water heater with a qualifying heat-pump water heater for SVCE electric customers (most of Santa Clara County outside San Jose, Palo Alto, and Santa Clara). Apply before the appliance is installed when possible.
San Jose Clean Energy (SJCE)
Status
Check current offers
SJCE serves most of San Jose for electricity. Heat-pump water heater and electrification rebates are offered periodically and amounts change. Confirm current programs for your service address before purchase.
BayREN Home+ (HPWH)
Status
Discontinued — HPWH rebate ended April 2024
BayREN's heat-pump water heater rebate is no longer available as of April 2024. Other BayREN Home+ measures (insulation, HVAC, etc.) may still apply. Use Switch Is On to find currently active Bay Area rebates by address.
PG&E gas-appliance rebates
Status
Limited — verify by address
PG&E periodically lists small rebates on high-efficiency gas storage and tankless units, but offerings are limited compared to the electric stack. Check the PG&E rebate finder for your address before assuming any amount.
