San Jose Water Heater Rebates & Cost Guide

Real 2026 install costs for tank, tankless, and heat-pump water heaters in San Jose — plus a current rebate map (TECH, SVCE, SJCE, PG&E, and what's no longer available) so you can plan net cost before the 2027 Bay Area rule.

2026 installed-cost ranges in San Jose

Ranges below are typical installed prices for South Bay homes before any rebates or tax credits. Final price depends on the site work below.

Gas tank (40–50 gal)

$2,200 – $3,800

Like-for-like swap. Pricing varies with venting, expansion tank, strapping, gas/water shutoff condition, and permit fees.

Gas tankless (whole-home)

$4,800 – $8,500

Often needs upsized gas line, new stainless venting, condensate drain, and recirculation planning.

Heat-pump water heater (50–80 gal)

$5,500 – $9,500 before rebates

Needs a 240V circuit, condensate drain, and sufficient airflow. Heaviest rebate stack — net cost often $3k–$6k after incentives.

What moves your price up or down

Equipment tier

Standard tank, high-efficiency tankless, and heat-pump units sit at very different price points.

Electrical work

Heat-pump installs usually need a new 240V circuit. Older panels may need a sub-panel or upgrade.

Venting & gas line

Tankless often needs new stainless venting and upsized gas. Tank-to-tankless conversions add cost.

Code & permits

San Jose installs include seismic strapping, drain pan, expansion tank, T&P discharge, and permit/inspection fees.

Location & access

Attic, closet, exterior, or tight garages affect labor time, lift equipment, and disposal.

Rebate stacking

TECH + federal + local CCA rebates can change the net cost on a heat-pump install dramatically.
